Terms and conditions

  • Check-in / Out
  • Check-in is at 3 pm.
    Check-out is at 11 am.
    Departure after that time may incur an additional room charge.

  • Credit card fees
  • Processing charges of 2% are applied to Mastercard & Visa transactions and 4% for American Express.

  • Same day booking
  • Please note, we are unable to accept same-day reservations after 10pm

  • Payments
  • Non-refundable booking payment is processed at the time of booking.

    Flexible booking payment is made upon check-in.

    For bookings received through online agents, the room payment will be made upon check-in.

    A $100 pre-authorization will be charged 46 hours prior to arrival for flexible bookings, and during checking for pre-paid non-refundable bookings. This is to ensure a valid credit card is on file and to cover incidental costs if incurred. $100 will be released within 7 days of departure should there be no additional costs.

  • Prepaid Non-Refundable Rate Bookings
  • Full payment is required at the time of the booking. If the booking is cancelled or modified, the total price of the reservation is non-refundable and non-transferable.

  • Flexible Rate Bookings
  • A valid credit card is required to secure your booking and a strict 48-hour cancellation policy applies. If the booking is cancelled or modified before 12pm (noon) two days prior to your arrival, no fee will be charged. If cancelled or modified later, the total price of the reservation will be charged. These flexible terms do not apply to group bookings of five or more rooms.

  • Corporate Rate Bookings
  • Cancellation Policy - 2 pm 24 hours prior to arrival. No show - 1 night penalty.

  • Unpaid/overdue bills
  • Payment for stay is required prior to check-in upon guest arrival. Invoices for guests and corporate chargebacks with approved credit are due within 15 business days of being issued. Overdue bills will be referred to our debt collection agency where legal fees and debt collection commission will be levied on top of unpaid bills.

  • Payments and pre-authorization
  • A valid credit card MUST be presented on check-in to the hotel. A $100 pre-authorization will be taken 46 hours prior to arrival to ensure the card is valid and for incidental costs during stay.

    The pre-authorised amount is set aside by the credit card company for a period of up to 10 working days (release times may vary, please check with the issuing financial institution). The pre-authorisation will affect your available funds balance or spending limit. For more information on this practice we suggest the cardholder contact their issuer. Once a pre-authorisation has been made, we cannot release, remove or lower the authorised amount, until we process the final account on departure. This is a restriction placed on us by the bank, and cannot be negotiated. The hotel reserves the right to pre-authorise all credit cards 46 hours prior to arrival. Please note this process validates the presented credit card, and protects both the cardholder and merchant from increasing fraud incidents. Cash is not an acceptable form of bond when staying at the hotel and a valid credit card will need to be presented on arrival.

    You agree to pay interim accounts when presented even though you may not have departed from our hotel.

  • Hotel cancellation policy
  • We reserve the right to cancel any booking within 30 days’ notice of the check-in date. If prepaid, the total cost of the booking will be refunded. If there are any urgent issues in our ability to provide the room booked, we reserve the right to cancel the room within 2 days’ notice of the check-in date, the total cost of the booking will be refunded if pre-paid.

  • Minimum age policy
  • We do not accept children under the age of 18 at the hotel. We do not offer roll away beds.

  • Block-out dates and cancellation
  • During peak periods and block-out dates, including New Year’s Eve, a 14-day cancellation policy will apply. Our corporate rate will not be available during block-out dates.

  • Cashless
  • Due to the COVID-19 pandemic, to limit the spread of the virus both the hotel and onsite cafe do not accept cash as a payment method. Only card payments are accepted.

  • No show policy
  • Failure to arrive on the date specified will result in the cancellation of your booking and will incur a charge equal to the accommodation package cost.

  • Booking amendments
  • In the event of travel plan changes, guests will be able to amend their booking dates (subject to hotel Cancellation Policy). Please note by doing this, hotel rates will fluctuate daily and booking dates that are adjusted will absorb the most current rate available on the day of the amendment.

  • Atrium Lounges
  • Please note atrium lounges are only available to be used until 10pm. This is a measure to prevent noise from disturbing other guest’s stay.

  • Eviction policy
  • Ebb Dunedin may evict a guest without warning or refund of their stay due to demonstration of, but not limited to, the following:
    – Intoxication,
    – Antisocial behaviour
    – Physical or verbal abuse of staff or other guests
    – Wilful damage to the room, hotel and its contents
    – Excessive noise
    – Ignoring the advice or requests of hotel staff
    – Smoking in the hotel
    – Exceeding the maximum number of guests in the room at any time.

  • Room Damage, Theft & Cleaning Policy
  • Guests that depart their room in an unpardonable state that requires excessive cleaning and extra time will incur additional cleaning charges. This will be processed against the nominated card used to guarantee incidentals from arrival. Furthermore, any damages made by guests will be on-charged. The damage recovery fee will include labour and materials. Any items taken from the room on departure will also be on-charged at the cost of replacement.

  • Photo identification
  • Valid photo identification (ID) matching the name of the main guest within the reservation must be presented at time of check-in. This is required in order to verify your identity for hotel security purposes and to protect the credit card holder. A valid driver’s license, issued proof of age card or an international passport are all acceptable forms of photo identification. This ID may be copied and securely stored as record that we have verified who you are and your authority to use your credit card to combat increasing credit card fraud. As per our privacy policy, any personal information contained on the collected identification will not be on-sold, will be securely stored and carefully disposed of at the end of its usefulness.

  • Group booking policy
  • Bookings of five or more rooms will be classed as a ‘group booking’ and as such additional conditions apply:
    – A full rooming list is required five days before arrival
    – Pre-payment in full is required 14 days before arrival
    – Bookings cannot be cancelled or amended once pre-payment has been made

  • Mini Bar
  • Consumption of mini-bar food and beverages is at the expense of guest. Tea, coffee and milk are complimentary. Guests should advise of consumption upon check-out. Any consumption found not stated by guest on checkout will be charged to the nominated credit card at prices defined in mini bar menu.

  • Room occupancy
  • Rooms are available overnight for a maximum of two adults. When having guests to your room, no more than four adults are permitted in the room at once.

  • Smoking policy
  • Please be advised that this is a non-smoking and vaping hotel, including all rooms, terraces. and public areas. If there is evidence of smoking in the rooms or atrium, a cleaning fee will apply (NZD $500 min - $1,000 max).

  • Bicycles
  • We do not allow guests to store bikes and e-bikes in guest rooms due to potential damage caused by wheeling bikes into a room in a confined space. We can store bikes securely in our back-of-house area.

  • Photography policy
  • Any photography of our space for commercials, film or marketing use for another brand or company will need prior approval by our general manger.

  • Events policy
  • Please note that Ebb Dunedin is an accommodation only hotel and we do not offer our rooms for hire to host or will not allow any events hosted out of the rooms. In the interest of other guests, we only allow a maximum of four people per room at any time. Failure to adhere to this policy may result in eviction.

  • Guarantee Policy
  • Guarantee with a valid credit card is required at time of making a reservation via the website as well as on check-in to the hotel.

  • Releases and Indemnity
  • Any monies or other valuables, goods or vehicles that belong to you, brought in or on to the room, grounds or car park remain your responsibility and we are not responsible for their safekeeping.
    To the extent permitted by law, you agree to release and hold harmless Ebb-Dunedin and its current and former officers, employees and agents against and from all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your reservation, your stay or your attendance an event at Ebb-Dunedin for any reason whatsoever.
    You agree to indemnify Ebb-Dunedin and its current and former officers, employees and agents for all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including consequential and economic losses, property loss/damage and damage for injury, including personal injury and death) incurred or suffered by Ebb-Dunedin or its current or former officers, employees or agents arising out of, caused by, attributable to or resulting from your reservation, your stay, or your attendance at an event at Ebb-Dunedin except to the except caused or contributed to by Ebb-Dunedin or its current or former officer’s, employee’s or agent’s negligence.
    You agree that regardless of your length of stay there is no tenancy or other proprietary rights created under any laws.

  • Jetts Gym Access
  • All guests receive free access to Jetts gym, guest need to watch the following video and complete the online waiver prior to use. Access cards are located in Ebb reception.
